Grandview West is approximately 34 Acres.
The property is subdivided into 18 lots. Two lots are reserved as common or tree conservation space and 16 are buildable single family home lots.
Lot sizes range in size from 1.017 Acres – 1.954 Acres.
It is currently zoned “Open Use”.
“Open Use” allows for agricultural or housing use. However, as Grandview West has been subdivided for Single Family Homes, agricultural uses such as raising livestock and farming are not permitted. Growing for personal use, for example, gardens, chickens, and beehives, are allowable.
“Common Space” is land that is designated for use by all residents. We plan walking trails and a picnic area. There will be no permanent structures in this area.
North Carolina believes in maintaining our tree canopy and we do too. 10% of the total acreage is dedicated to tree conservation. No structures may be built in the TCA. No trees will be removed from the TCA unless they are diseased, dying, or dead. We will maintain the TCA to keep it accessible for the enjoyment of the residents and their guests.
Grandview has 280-degree mountain views. In fact, Mount Pisgah is visible from the property. Depending on which site you choose, your home may be surrounded by rolling hills or surrounded by trees, allowing maximum privacy from adjoining lots.
Residents will be permitted to build single family detached homes. These homes will typically be wood frame or block construction. Trailers and mobile homes will not be allowed.
The simple answers are Yes and Yes. In any development that has common areas and a private road, a Homeowner’s Association is required by development regulations. While legally considered a Major Subdivision, Grandview West is a small community. The Architectural Committee will review applications and no reasonable design will be rejected. To maintain scale and privacy for neighboring lots, homes must be no less than 1,450 square feet of heated space and can be no more than three (3) stories tall.
Yes, it will. However, paving will not be completed until nearly all construction is completed. We prefer this to prevent damage to the road surface by heavy equipment which would result in constant repairs and unnecessary expenses. During construction, we will groom the road regularly to prevent potholes and ruts from forming.
Electricity will be provided by French Broad Electric Cooperative (FBEC). All power lines will be underground. FBEC will also be our high-speed fiber internet provider. Each home site will be required to install individual septic systems for sanitary sewer. Potable water will be accessed via private wells.
Each lot will be sold with a certified septic field suitable for up to a 3-bedroom home. If a resident decides to build a home with more bedrooms, there will be additional costs to modify the Department of Health permit to resize the septic field.
Potable wells are part of home construction and therefore the responsibility of the homeowner.
We expect to have construction-ready lots by the end of August 2023. We are taking deposits for pre-construction sales now. Reserve your lot now and get started on your house design. You could be in your new home by late Spring or early Summer of 2024.
Only one (1) livable structure is permitted per lot. No property owner can have a 2nd detached living quarters. Other structures, such as sheds, barns and pools require review and approval by the architectural committee.
